The clients are a couple in their early thirties who had saved for six years. This is the first thing either of them has owned. The budget was fixed on day one and it stayed fixed, which shaped every decision that followed.

Almost all the money went into joinery, because in a flat this size joinery is architecture. The entrance gets a shoe cabinet, a seat, a mirror and somewhere to drop keys, all in one 900mm run, because otherwise the shoes end up in the living room. The dining is a banquette against the wall with drawers under the seat, which saves two chairs' worth of floor and holds everything that has no other home.

Oak veneer and one slate blue laminate throughout, and nothing else. A second material would have made it look smaller and cost more.

We spent nothing on the bathroom beyond a mirror and a shelf. It is a builder's bathroom and it works, and that money went into the kitchen instead, where they actually spend their evenings.
